The Fishmongers Hall is a Grade II Listed Building and scheduled ancient monument constructed in the 1830’s, located adjacent to London Bridge and the River Thames Walkway. The project involved the refurbishment of the upper and lower warehouse areas into modern office accommodation, which is available to let. The warehouse floors were originally constructed to store goods which were offloaded from boats moored on the Thames; the upper warehouse having a substantial brick barrel vaulted construction and timber floor.

John Packer Associates were appointed to undertake the full design of all mechanical, electrical and public health engineering services for the refurbishment of the building. Low energy principles were applied to all aspects of the design; our engineers were challenged by the constraints of the building with minimal service voids making it difficult to conceal services and the need to eliminate damage to the existing building fabric wherever possible.

A Versatemp comfort cooling system was installed serving perimeter fan coil units with plastic distribution pipework concealed within the floor void of a new raised floor. The Versatemp system was linked to the buildings CHP heating plant thereby providing the opportunity for further carbon savings. The heat rejection plant is concealed within the under croft of a link building to meet strict planning requirements. Mechanical ventilation was provided using existing service shafts within the building to run the intake and exhaust air ductwork to roof level and house air handling plant. An Energy Performance Certificate rating ‘C’ was achieved; something the team should be very proud of given the age of the building.

Lighting was provided by floor standing low energy up/down lighters to the brick vaulted areas avoiding the need for fixings onto the structure and enabling the layout to be immediately flexible. Small power provision is provided by a under floor track system running in the floor void of the new raised floor.
